The first step in any new construction project is establishing a realistic budget that encompasses all costs likely to be incurred including:

Many of these costs are site specific, that is, they cannot be accurately be predicted until a site is selected and a thorough analysis performed. The costs for building construction, however, tend to be portable. It is possible to predict the cost of building construction and interior finishes with a reasonable degree of accuracy working with limited preliminary information.

With millions of square feet constructed and renovated, Fulcrum has an enormous reservoir of experience to draw from when preparing a preliminary budget. We utilize software and systems that allow us to take actual cost data from projects a decade or more old and adjust the price to reflect inflation and current market conditions.

Building Performance
Code MinimumThe lowest quality of construction that will meet building codes. Buildings in this category are characterized by the lowest first cost, highest operating cost and lowest resale value and perform at or below the 25th percentile as measured by the US Department of Energy. Industry AverageUpgraded envelope and building systems with simple payback on performance upgrades of 3 years or less; most buildings in the market fall into this category. Buildings in this category perform in the 25th to 75th percentile as measured by the US Department of Energy.
High PerformanceSuperior envelope and building systems with simple payback on performance upgrades of 4- 7 years; buildings in this category offer the best price/performance combination, performing above the 75th percentile as measured by the US Department of Energy. As the market demand for high performance construction matures buildings in this category will command a premium price at resale.

Fiber-Cement SidingFiber cement siding products are manufactured in profiles to match traditional wood materials. They are more costly than wood or vinyl, but offer lower maintenance and improved life cycle costs.

MetalMetal siding is available in a wide range of profiles and colors and are used most often on pre-engineered and steel framed structures. Panels are available with warranties against fading and leaking up to 30 years.

Insulated MetalInsulated metal siding panels are foam filled with a metal liner that serves as a finished interior surface. They are used in warehouse and manufacturing facilities on pre-engineered and steel framed structures and offer one of the highest insulating values in a wall system. Like the uninsulated metal panel above, insulated metal panels are available with warranties against fading and leaking up to 30 years.

EIFSExterior Insulation Finish System (EIFS) is a trowel applied stucco like material that is installed over rigid insulation. It makes for a very tight envelope as the outer thermal layer prevents thermal ÒbridgingÓ of framing members, and can be sculpted to almost any shape There have been problems in the past with EIFS systems, mostly related to installation problems. Fulcrum uses only water managed systems on it's projects.

BrickBrick is one of the oldest and most durable exterior cladding materials. It is one of the most expensive systems available, but it is unparalleled in life cycle costs.

ACMACM or Aluminum Composite Metallic panels are aluminum panels bonded to a composite backing and installed using a track. The panels are factory formed and assembled to your exact requirements. They offer a modern look unattainable with any other product, but are some of the most expensive cladding materials on the market. They are used most as accents and features.

Roofing Materials
EPDMUsed on flat roofs less than 2:12 slope, EPDM is a continuous rubber membrane installed over rigid insulation board. Insulation thickness will be determined by your building performance level selected above. TPOUsed on flat roofs less than 2:12 slope, TPO is a continuous thermoplastic membrane installed over rigid insulation board. Insulation thickness will be determined by your building performance level selected above. TPO membranes are white and highly reflective, which reduces solar gain and reduces air conditioning costs.
Asphalt ShingleUsed most often on wood framed structures with slopes greater than 4:12. Metal PanelThe default roofing material if you selected pre-engineered as your Primary Structure, metal panels are also used as architectural accents.
